The city also states that a new vacation rental cannot be advertised or rented until written authorization has been received.

The City of Anna Maria reported 648 registered vacation rental properties as of December 31, 2025, demonstrating the significant scale of the vacation rental market while also highlighting the importance of understanding the regulatory environment.

Bradenton Beach has its own requirements. The city states that properties rented to guests more than three times in a calendar year for periods shorter than 30 days, or properties advertised as regularly rented to guests, must be registered with the State of Florida as a short term rental and obtain a Transient Public Lodging Establishment license from the city.

This is why I always encourage buyers to verify the current rules for the specific property and municipality before purchasing. Never assume that because a property is currently advertised on Airbnb or Vrbo, you can automatically continue operating it the same way after closing.

The best vacation rental owners understand that hospitality is part of the investment. A guest who arrives to a spotless home, comfortable beds, thoughtful amenities, clear instructions, beautiful outdoor spaces, and responsive service is far more likely to leave a positive review. And reviews matter. Strong reviews can influence future bookings, pricing power, and the overall reputation of your property. Consider creating a guest experience that reflects the best of Anna Maria Island. Provide recommendations for local restaurants. Share favorite beach access points. Recommend sunset locations.
